The AIM Sports roof is large, but its size is only part of the story. Across approximately 72,000 square feet, the roof contains numerous skylights, vents, curbs, exhaust components, and other penetrations. Every one of those features interrupts the primary roof field and creates a detail that must be correctly incorporated into the new roofing system. On an open commercial roof, membrane installation can move efficiently across large areas. But the closer the work gets to a penetration, curb, transition, or perimeter, the more precise the detailing becomes. That creates a balancing act. The roofing team needs to maintain consistent installation across tens of thousands of square feet while slowing down where the roof geometry becomes more complicated. Because this project used an overlay approach rather than a complete tear-off, the existing roof condition also had to support the selected roofing strategy. An overlay only makes sense when the underlying assembly and project conditions are appropriate for that approach. The challenge was to create a continuous new roofing surface across a large, detail-heavy commercial roof without allowing the sheer scale of the project to overshadow the areas that require the most attention.
